A report by Habitat for Humanity revealed that Kenya faces a housing deficit, with an annual demand of 250,000 housing units but an estimated supply of only 50,000 units.
This shortfall has resulted in a housing deficit of 2 million units. While Nairobi boasts some of the most luxurious estates in Africa, it also has more affordable areas for low-income earners within its metropolitan region.
Housing is a basic human necessity alongside food and clothing. According to the United Nations (UN), a household’s monthly rent should ideally not exceed 30% of its income.
Cytonn Investments, a leading real estate firm, conducted a study identifying several lower-middle-income areas in the Nairobi Metropolitan where affordable housing is available without sacrificing quality.
The report recommends areas such as Rongai, Kiserian, Matasia, Ngong, Kasarani, and Kinoo for those seeking affordable yet decent accommodation.
For Kenyans earning below KSh 10,000, renting permanent houses may not always be an option, and many opt for mabati (iron sheet) houses to cut costs, as reported by Who Owns Kenya.
Below are some of the cheapest estates to live in within the Nairobi Metropolitan area:
1. Ruiru
Located in Kiambu County, Ruiru is a 40-minute drive from Nairobi’s central business district. The town has a population of over 490,000, most of whom commute to work in Nairobi.
Renting a single room in Ruiru costs around KSh 3,000 per month, while bedsitters are priced slightly higher at approximately KSh 5,000.
2. Kangemi and Uthiru
Situated along Waiyaki Way, Kangemi and Uthiru are popular among middle- and lower-class residents. The rent for single mabati houses in these areas averages KSh 4,000.

3. Ruai and Gachie

Located along the road to Kikuyu town in Kiambu County, Kinoo is another budget-friendly area. Renting a mabati house here costs as little as KSh 1,500 per month, while block single rooms range from KSh 3,500 to KSh 4,000. The cheapest bedsitters start at KSh 6,000.
5. Wangige
Wangige, located in Kabete Constituency along the Western Bypass, is ideal for low-income earners looking for affordable housing.
The cheapest houses in Wangige cost between KSh 1,500 and KSh 6,000, depending on the type and size of the property.

In contrast, Nairobi also has some of the most exclusive neighborhoods in Africa, with Gigiri being the most expensive.
This high-end suburb is home to one of the largest expatriate communities in Africa and hosts key international organizations such as the United Nations Office, the United Nations Environmental Programme (UNEP), the United Nations Human Settlements Programme, and the U.S. Embassy.
