Four Ways to Invest in Real Estate Using Crypto

If you’re looking to invest in real estate through crypto or blockchain platforms, you have several options. Below are four primary ways to use cryptocurrency for real estate investment.

1. Direct Purchase of Real Estate Using Crypto

You can buy real estate properties directly using cryptocurrency in various parts of the world. However, the seller must be willing to accept crypto payments and have a compatible digital wallet.

In the U.S., using cryptocurrency to buy property may affect access to financing. Most mortgage lenders do not accept crypto as a down payment. However, some fintech lenders, such as Milo, offer crypto-backed mortgages, allowing investors to use crypto as collateral for home loans.

For international real estate purchases, crypto payments can offer unique advantages. Countries like Montenegro and St. Kitts offer residency or citizenship to real estate buyers. St. Kitts is particularly attractive to crypto investors due to its crypto-friendly policies, including Bitcoin ATMs and no capital gains tax on investments.

However, buying property with cryptocurrency can trigger tax implications, as crypto transactions are generally taxable.

2. Investing in Tokenized Real Estate

Tokenized real estate allows investors to buy fractional ownership of properties using blockchain technology. These tokens represent a share in a property, and investors can trade or sell them with minimal restrictions.

This investment method is similar to crowdfunding real estate platforms, making it more accessible to investors with lower capital. Platforms like HoneyBricks facilitate the tokenization of real estate, enabling liquid secondary markets that can enhance property value.

Tokenization offers benefits such as increased efficiency, security, and transparency while lowering the barriers to entry into the real estate market.

  • RET (Real Estate Token) – Supports decentralized rental transactions, allowing landlords and tenants to interact directly.
  • Quarteria – A blockchain-based platform for listing and transacting real estate in a decentralized way, giving buyers and sellers greater control.

These cryptocurrencies allow investors to participate in real estate markets without directly purchasing properties.

4. Using Crypto as Collateral to Invest in Real Estate

Investors with crypto holdings can borrow against their digital assets to fund real estate purchases. Both centralized and decentralized platforms offer crypto-backed loans, allowing investors to use their crypto as collateral.

Centralized lenders use third-party custodians to hold the crypto as security, while decentralized platforms rely on smart contracts to manage loan agreements.

This method works best with stable cryptocurrencies or low-leverage loans to avoid margin calls. A margin call occurs when the value of the collateral drops, requiring the borrower to deposit additional funds or risk liquidation.

Blockchain-based lending offers transparency, as transactions are recorded on public ledgers. Additionally, smart contracts automate margin calls and liquidations, reducing reliance on intermediaries.


Pros and Cons of Real Estate Investing for Crypto Investors

Using cryptocurrency or blockchain technology to invest in real estate has both advantages and challenges.

Pros:

  • Blockchain Integration – Transactions are more secure, transparent, and efficient.
  • Fractional Ownership – Tokenized real estate lowers entry barriers and allows diversification.
  • Residency or Citizenship Benefits – Buying real estate in crypto-friendly countries can offer residency or citizenship opportunities.
  • Passive Income Potential – Tokenized real estate can generate rental income without the responsibilities of being a landlord.

Cons:

  • Voluntary Crypto Acceptance – Sellers are not required to accept crypto payments, limiting direct purchase options.
  • Accreditation Requirements – Some real estate platforms require investors to meet specific income or net worth requirements.
  • Tax Implications – Crypto transactions used for real estate purchases may trigger taxable events.
