EXPLAINER: How Mortgage Investments Work in Kenya

Many Kenyans today are searching for opportunities that can help them earn both active and passive income. While money market funds remain popular, mortgage investments have become a strong alternative for building long-term wealth.

In Kenya, investing in mortgages means putting your money into home loans and earning a return from the interest borrowers pay over time. This can be done either directly or through financial institutions that specialize in mortgage lending.


What Mortgage Investing Means

A mortgage is a loan taken by someone who wants to buy a home or property. The property itself is used as security for the loan.

The borrower repays the loan every month, with the payments including both the principal (the money borrowed) and the interest charged. As a mortgage investor, you provide funding for these loans and receive part of the interest as your profit.


Main Ways to Invest in Mortgages in Kenya

1. Mortgage-Backed Securities or Mortgage Bonds

These are usually offered by commercial banks or by the Kenya Mortgage Refinance Company (KMRC). Investors pool their funds together, and the money is used to finance home loans. In return, you receive regular interest payments just like bond returns.

2. SACCO Mortgage Schemes

Some SACCOs collect savings from members and use those funds to support housing loans. After receiving interest from borrowers, the SACCO distributes the earnings back to members as dividends.

3. Private Lending Partnerships

You can also team up with financial institutions like microfinance companies, smaller banks, or housing co-operatives to help finance mortgages. The profit you make is a share of the interest that borrowers pay.

4. Seller Financing (Owner Financing)

If you own a piece of property, you can sell it and allow the buyer to pay in instalments instead of one full payment. In this case, you become the lender, and you collect interest and principal over time.

5. Mortgage REITs (Real Estate Investment Trusts)

REITs are investment companies that pool money from many investors and use it to give out loans or invest in property. A Mortgage REIT specifically focuses on lending for mortgages. Investors earn returns from the interest collected on these loans.


Types of Mortgages You Should Know

Before investing, it’s important to understand the types of mortgages available:

  • Fixed-Rate Mortgage: The interest rate stays the same throughout the entire loan period. This protects the borrower from interest rate changes and makes repayment predictable.
  • Adjustable-Rate Mortgage (ARM): The interest starts low and stays fixed for a time, but later it changes depending on a benchmark such as the CBK rate or LIBOR. It can provide lower payments at the start but may increase later.

Financial advisors always recommend choosing a mortgage based on what fits your income and long-term financial plan.


How the Investment Process Works

  1. You put your money into a mortgage investment platform or institution.
  2. That institution offers home loans to qualified buyers.
  3. Borrowers repay monthly.
  4. You receive your profits from the interest portion of those repayments.
  5. If a borrower fails to pay, the lender can take back the property and sell it to recover the funds.

How Much You Need to Start Investing

You don’t have to be extremely rich to start. Some SACCOs and bond opportunities accept investments from around Ksh 50,000. For things like KMRC products or REITs, you may need between Ksh 100,000 and Ksh 500,000 to get started.

  • Provides a stable and consistent source of income.
  • Loans are backed by physical property, which offers security.
  • Great for long-term wealth building due to compounding earnings over time.

Risks and Things to Watch Out For

  • Some borrowers might fail to pay their loans.
  • Your investment may be locked in for several years, limiting quick access to your money.
  • Rising interest rates can sometimes lower your returns.

Tips Before You Begin

  • Only deal with licensed and trusted institutions like KMRC, registered REITs, or reputable SACCOs.
  • Carefully study and understand the terms and conditions before investing.
  • Diversify your investments instead of putting all your money in one place.

With Kenya’s expanding demand for housing and government efforts through the affordable housing program, mortgage investing is becoming more appealing.

When done wisely and through the right channels, it can give you steady, reliable income while also supporting the dream of home ownership for many Kenyans.
